Dallas-Fort Worth home sales increase in January

Closings increased in the Metroplex last month, with 12.5% more homes sold in January 2024 than in January 2023, according to a report from the MetroTex Association of REALTORS®.

Active listings also increased — there were 19,593 properties on the market in January, a 13.2% increase year over year. Active listings also saw a marginal increase month over month, with 311 more homes on the market in January than in December.

Meanwhile, the median price rose 2.1% year over year to $382,941. Prices decreased slightly from December, however, when the median was $389,945.

Homes sold from the market slightly faster last month than they did a year prior. The typical home stayed on the market for 92 days — 59 days on market, plus 33 days to close. Given the rate of sales, Dallas had a 2.6-month housing supply in January, up from 2.2 months in January 2023.
