Over 1.2 million apartments were built in the U.S. from 2020 to 2022, with another 460,860 units planned for 2023. However, nearly two-thirds of these units are concentrated in a handful of fast-growing metropolitan areas.

According to a new report from RentCafe, the Dallas metro area ranked No. 1 in the country for new construction during the pandemic era, adding 76,660 units to the rental market. Houston MSA ranked third, adding 53,741 units during the same time frame, while Austin ranked fourth, adding 45,051 units.

When it comes to individual cities, however, Austin and Houston came out on top for new apartment construction. The city of Austin added 29,115 units between 2020 and 2022, while the city of Houston completed 28,423 new units. Dallas and Fort Worth ranked further down the list at No. 12 and No. 18, respectively.

Most of Dallas’s new apartments constructed during the pandemic era are located in Dallas Proper, followed by Fort Worth, Frisco, McKinney, Farmers Branch, Denton, Grand Prairie, Garland, Plano, Arlington and Lewisville.

Dallas also ranks No. 2 in the country for new apartment construction in 2023 with 23,659 units added so far. Austin isn’t far behind, with 23,434 units added. Houston ranks at No. 8, with 13,637 new units constructed.
