Closed sales rise 8.1% in Dallas

by Emily Marek

Closings of single-family homes increased by 8.1% year over year in April, according to the latest Housing Report from the MetroTex Association of REALTORS®.

There were 8,695 home sales in the Dallas-Fort Worth Metroplex last month. That represents a year-over-year increase as well as a month-over month increase — just over 8,000 homes were sold in March.

Active listings also rose by an impressive margin in April, with 24,128 homes on the market. That’s a 45.7% annual increase. Given the rate of sales, the Metroplex had a 3.2-month inventory in April. That’s a month greater than in April 2023, when there was a 2.1-month supply.

Meanwhile, the median price rose 1.5% year over year to $405,000. In March, the median price was $395,000.
