Home sales in the Dallas-Fort Worth Metroplex slipped 4.3% year over year in August to 8,170 transactions, according to the most recent report from the MetroTex Association of REALTORS®. The increase follows a 4.6% drop in June.

Active listings surged 45% year over year, with 29,865 properties on the market. Months of inventory rose to 4 from 2.7 in August 2023. The measure was flat with July.

On average, homes took 10 days longer to sell than they did a year earlier, with the typical home staying on the market for 82 days — 50 days on market, plus 32 days to close.

Meanwhile, the median home price was flat with the year-ago figure, at $399,900.
